Property Tax Relief

The Solano County Assessor/Recorder and Treasurer-Tax Collector-County Clerk’s Office are working together to assist property owners who may be eligible for property tax relief for the portion of their property that was damaged or destroyed in the LNU Lightning Complex fire.

PROPERTY THAT QUALIFIES FOR TAX RELIEF
Property tax relief is available to owners of real property, business equipment and fixtures, orchards or other agricultural groves, aircraft, boats and certain manufactured homes. Please note, household furnishings, unfortunately, do not qualify for tax relief.

REDUCING PROPERTY TAXES ON DAMAGED PROPERTY
For qualifying properties, the County Assessor will survey the extent of the damage and reduce the assessment as of the date the damage occurred. A property owner’s current property taxes will be reduced for the portion of the property damaged or destroyed by the fire, with the reduction remaining in effect until the property is rebuilt.

APPLYING FOR PROPERTY TAX RELIEF
To qualify for property tax relief, property owners must file a written application with the county assessor within 12 months immediately following the disaster. This application, “Reassessment of Property Damaged or Destroyed by Misfortune or Calamity,” can be found at the Assessor/Recorder website at www.SolanoCounty.com/Depts/AR. The damage or destruction of the property must be $10,000 or more of the current market value (sale value before the damage occurred) to qualify the property for this relief.

ADDITIONAL OPTIONS FOR PROPERTY OWNERS
Property owners may be eligible for a reinstatement of the home’s previous base year value. To be eligible, property owners must file an application with the County Assessor to reduce their taxes and rebuild the property in a like or similar manner. Alternatively, property owners may choose to buy another comparable property and transfer your base year value to the new property. Please note, property owners will not be able to do both.
